This £9.625 million scheme will see the existing business park, just off the A64, double in size. The development will provide approximately 130 acres of serviced industrial development land for industrial units, starter units, office units, car showrooms, ancillary retail units and restaurant and hotel facilities. Work will include the upgrading of existing roads including the A64 roundabout, new on-site infrastructure plus the provision of a comprehensive landscape scheme and a green travel plan.

* A 20,000 sq. ft hotel
* 9,325 sq. ft of restaurant space
* 11,000 sq ft of retail space
* 39,500 sq. ft of car showrooms

Progress :


* June 2007
On Wednesday 6 June 2007, Councillor Janet Jefferson, Mayor of the Borough of Scarborough, officially cut the first sod to mark the commencement of construction.

* September 2007
The Scarborough Evening News reported that the developer (Caddick Developments) are currently unable to complete a key link road through the site because a third party owns a vital piece of land.

* Dec 2007
Doug Kendall, Project Development Manager reported :-

Work is progressing well on the business park, tarmac is starting to be laid on the new road this week (11th Dec) and the work to both junctions is well under way.
We would like to thank everyone for their patience whilst the Cayton Low Road is closed, it is hoped we may be able to get the road open soon after Christmas if everything goes to plan.
The first new building on the Park are also being built the steelwork for the new TEF building is going up and the new offices for Gladmans are now well under way.

The Business Park was officially opened at the end of September 2008
